Ta se bude s\u00a0\u00fa\u010dinnost\u00ed od 1. \u010dervna 2020 profesion\u00e1ln\u011b v\u011bnovat spr\u00e1v\u011b nemovitostn\u00edch aktiv hlavn\u00edho m\u011bsta Prahy. C\u00edlem Pra\u017esk\u00e9 developersk\u00e9 spole\u010dnosti je iniciovat, koordinovat a p\u0159\u00edpadn\u011b realizovat na pozemc\u00edch m\u011bsta p\u0159edev\u0161\u00edm m\u011bstskou bytovou v\u00fdstavbu, eventu\u00e1ln\u011b dal\u0161\u00ed stavby ve ve\u0159ejn\u00e9m z\u00e1jmu. Samotn\u00e1 v\u00fdstavba, jakmile bude projekt doveden do ur\u010dit\u00e9ho stadia schvalov\u00e1n\u00ed, pak m\u016f\u017ee b\u00fdt uskute\u010dn\u011bna r\u016fzn\u00fdmi formami v\u010detn\u011b spolupr\u00e1ce se soukrom\u00fdm sektorem.<\/p>\n<p><em>\u201eRozvoj bytov\u00e9 v\u00fdstavby na pra\u017esk\u00fdch brownfildech je kl\u00ed\u010dovou z\u00e1le\u017eitost\u00ed pro \u0159e\u0161en\u00ed krize dostupnosti bydlen\u00ed a je pro st\u00e1vaj\u00edc\u00ed koalici velkou prioritou. Ze strany m\u011bsta mus\u00ed b\u00fdt diskuze a pr\u00e1ce v oblasti bydlen\u00ed vedena zhruba t\u0159emi sm\u011bry: mus\u00ed prob\u00edhat konstruktivn\u00ed komunikace se soukrom\u00fdm sektorem, m\u011bsto by m\u011blo co nejd\u0159\u00edve zah\u00e1jit v\u00fdstavbu dru\u017estevn\u00edho bydlen\u00ed a \u0159\u00e1dn\u011b pe\u010dovat a rekonstruovat m\u011bstsk\u00fd bytov\u00fd fond,&#8221;\u00a0<\/em>konstatuje prim\u00e1tor hl. m. Prahy Zden\u011bk H\u0159ib.<\/p>\n<p><em>\u201eV\u00fdstavba m\u011bstsk\u00fdch byt\u016f v\u00a0Praze od roku 1991 trvale klesala a v\u00a0roce 2008 se zastavila \u00fapln\u011b. A\u017e 99 procent byt\u016f postaven\u00fdch od roku 1995 postavil soukrom\u00fd sektor. Dnes panuje politick\u00e1 shoda na tom, \u017ee je pot\u0159eba m\u011bstskou bytovou v\u00fdstavbu v\u00a0podob\u011b m\u011bstsk\u00e9ho n\u00e1jemn\u00edho bydlen\u00ed o\u017eivit a t\u00edmto zp\u016fsobem p\u0159isp\u011bt k\u00a0uspokojen\u00ed popt\u00e1vky po dostupn\u00e9m bydlen\u00ed v\u00a0\u010desk\u00e9 metropoli. P\u0159i zakl\u00e1d\u00e1n\u00ed Pra\u017esk\u00e9 developersk\u00e9 spole\u010dnosti se dlouhodob\u011b inspirujeme \u00fasp\u011b\u0161nou \u010dinnost\u00ed obdobn\u011b funguj\u00edc\u00edch m\u011bstsk\u00fdch spole\u010dnost\u00ed v\u00a0Mnichov\u011b nebo Hamburku. Nap\u0159\u00edklad bavorsk\u00e9 centrum je n\u00e1m kulturn\u011b bl\u00edzk\u00e9 a tam\u011bj\u0161\u00ed samospr\u00e1va \u010del\u00ed obdobn\u00fdm v\u00fdzv\u00e1m. Popt\u00e1vka po bydlen\u00ed dramaticky p\u0159esahuje nab\u00eddku a ceny bydlen\u00ed pat\u0159\u00ed v\u00a0Mnichov\u011b i Hamburku k nejvy\u0161\u0161\u00edm v\u00a0cel\u00e9m N\u011bmecku, p\u0159esto\u017ee m\u00edstn\u00ed samospr\u00e1va sama aktivn\u011b reaguje,\u201c\u00a0<\/em>uv\u00e1d\u00ed Petr Hlav\u00e1\u010dek, 1. n\u00e1m\u011bstek prim\u00e1tora hl. m. Prahy.<\/p>\n<p>Sou\u010dasn\u00e1 politick\u00e1 reprezentace metropole se shodla na tom, \u017ee nemovitosti a pozemky v\u00a0majetku Prahy vhodn\u00e9 pro bytovou v\u00fdstavbu nebudou prod\u00e1v\u00e1ny. Jedn\u00e1 se o kl\u00ed\u010dov\u00e9 aktivum, kter\u00e9 m\u016f\u017ee b\u00fdt v\u00a0budoucnu zhodnoceno vlastn\u00ed v\u00fdstavbou.<\/p>\n<p><em>\u201eM\u011bstsk\u00e1 rada dnes schv\u00e1lila vznik nov\u00e9 instituce &#8211; Pra\u017esk\u00e9 developersk\u00e9 spole\u010dnosti. Jedn\u00e1 se o d\u016fle\u017eit\u00fd bod programu Spojen\u00fdch sil pro Prahu TOP09-STAN. Tato instituce m\u00e1 pomoci bytov\u00e9 v\u00fdstavb\u011b v\u00a0Praze, nem\u016f\u017ee v\u00a0\u017e\u00e1dn\u00e9m p\u0159\u00edpad\u011b nahradit soukrom\u00e9 investory. M\u00e1 b\u00fdt ale jejich partnerem a jednotliv\u00e9 projekty p\u0159ipravovat. V\u00fdsledkem bude rychlej\u0161\u00ed a efektivn\u011bj\u0161\u00ed v\u00fdstavba na m\u011bstsk\u00fdch pozemc\u00edch. Instituce podobn\u00e9ho typu m\u00e1 v\u011bt\u0161ina v\u00fdznamn\u00fdch evropsk\u00fdch m\u011bst, t\u00edmto krokem se jim v\u00a0Praze p\u0159ibl\u00ed\u017e\u00edme,\u201c<\/em>\u00a0\u0159\u00edk\u00e1 p\u0159edseda klubu Spojen\u00e9 s\u00edly pro Prahu Ji\u0159\u00ed Posp\u00ed\u0161il.<\/p>\n<p><em>\u201eNov\u011b zalo\u017een\u00e1 Pra\u017esk\u00e1 developersk\u00e1 spole\u010dnost se bude v\u011bnovat p\u0159\u00edprav\u011b a realizaci m\u011bstsk\u00fdch projekt\u016f ur\u010den\u00fdch pro bydlen\u00ed a souvisej\u00edc\u00ed slu\u017eby. Jedn\u00e1 se o vysoce profesion\u00e1ln\u00ed a komplexn\u00ed \u010dinnost a Praze dosud takov\u00e1 organizace, kter\u00e1 by se zab\u00fdvala prim\u00e1rn\u011b rozvojem v\u00fdstavby na m\u011bstsk\u00fdch pozemc\u00edch, chyb\u011bla. Li\u0161\u00ed se v\u00a0tomto sm\u011bru od jin\u00fdch z\u00e1padoevropsk\u00fdch m\u011bst, kter\u00e1 se obvykle prost\u0159ednictv\u00edm p\u0159\u00edmo vlastn\u011bn\u00fdch obchodn\u00edch spole\u010dnost\u00ed developerskou \u010dinnost\u00ed na m\u011bstsk\u00fdch pozemc\u00edch zab\u00fdvaj\u00ed. Novou v\u00fdstavbou roz\u0161i\u0159uj\u00ed bytov\u00fd fond, o kter\u00fd se n\u00e1sledn\u011b dlouhodob\u011b staraj\u00ed,\u201c<\/em>\u00a0popisuje Petr Urb\u00e1nek, kter\u00fd pat\u0159\u00ed na pra\u017esk\u00e9m realitn\u00edm trhu k renomovan\u00fdm odborn\u00edk\u016fm, a kter\u00fd je ji\u017e n\u011bkolik m\u011bs\u00edc\u016f jedn\u00edm z\u00a0odborn\u00fdch garant\u016f p\u0159\u00edpravy PDS.<\/p>\n<p>C\u00edlem je p\u0159ipravit a uskute\u010dnit projekty n\u00e1jemn\u00edho bydlen\u00ed, v\u00a0jejich\u017e r\u00e1mci bude mo\u017en\u00e9 napl\u0148ovat r\u016fznorod\u00e9 po\u017eadavky m\u011bsta. U v\u011bt\u0161\u00edch celk\u016f je mo\u017en\u00e9 v dan\u00e9m \u00fazem\u00ed kombinovat r\u016fzn\u00e9 modely v\u00fdstavby nebo spolupr\u00e1ce se soukrom\u00fdm sektorem, jak je v jin\u00fdch evropsk\u00fdch m\u011bstech obvykl\u00e9.<\/p>\n<p>O\u010dek\u00e1v\u00e1 se, \u017ee PDS bude intenzivn\u011b spolupracovat s\u00a0Institutem pl\u00e1nov\u00e1n\u00ed a rozvoje hl. m. Prahy (IPR) a s p\u0159\u00edslu\u0161n\u00fdmi org\u00e1ny m\u011bstsk\u00e9 spr\u00e1vy a samospr\u00e1vy, zejm\u00e9na s t\u011bmi, kter\u00e9 maj\u00ed na starost rozhodov\u00e1n\u00ed o \u00fazem\u00ed, spr\u00e1vu majetku nebo technickou infrastrukturu.<\/p>\n<p>V\u00a0IPRu loni vznikla Kancel\u00e1\u0159 m\u011bstsk\u00e9ho koordin\u00e1tora s c\u00edlem p\u0159ipravit podklady, kter\u00fdm se bude PDS v\u011bnovat.\u00a0<em>\u201eKancel\u00e1\u0159 m\u011bstsk\u00e9ho koordin\u00e1tora m\u011bla za \u00fakol vytipovat a prov\u011b\u0159it vhodn\u00e9 pozemky na \u00fazem\u00ed Prahy pro bytovou v\u00fdstavbu, jejich\u017e p\u0159\u00edpadn\u00e9 vyu\u017eit\u00ed by m\u011blo p\u0159isp\u011bt k pos\u00edlen\u00ed nab\u00eddky finan\u010dn\u011b dostupn\u00fdch byt\u016f.
