D\u00edky v\u00fdb\u011brov\u00fdm \u0159\u00edzen\u00edm a architektonick\u00fdm sout\u011b\u017e\u00edm, kter\u00e9 PDS postupn\u011b vypisuje, z\u00edsk\u00e1 t\u00e9m\u011b\u0159 10 projekt\u016f architektonickou podobu a po zpracov\u00e1n\u00ed projektov\u00e9 dokumentace bude mo\u017en\u00e9 zah\u00e1jit spr\u00e1vn\u00ed \u0159\u00edzen\u00ed za \u00fa\u010delem z\u00edsk\u00e1n\u00ed \u00fazemn\u00edho rozhodnut\u00ed, event. v\u00a0n\u011bkter\u00fdch p\u0159\u00edpadech stavebn\u00edho povolen\u00ed. PDS bude v\u00a0leto\u0161n\u00edm roce nad\u00e1le koordinovat p\u0159\u00edpravu 3 velk\u00fdch \u00fazem\u00ed (Doln\u00ed Po\u010dernice, Palmovka a Nov\u00e9 Dvory), kde se po\u010d\u00edt\u00e1 se nejen s\u00a0v\u00fdstavbou bytov\u00fdch dom\u016f, ale i nov\u00fdch lok\u00e1ln\u00edch center. Cel\u00e9 portfolio pozemk\u016f, kter\u00e9 byly PDS sv\u011b\u0159eny hl. m. Prahou k\u00a0hospoda\u0159en\u00ed, bude v\u00a0polovin\u011b roku 2022 tr\u017en\u011b ocen\u011bno podle mezin\u00e1rodn\u00edch standard\u016f RICS*. \u00a0\u00a0\u00a0\u00a0\u00a0<\/strong><\/p>\n<p><em>\u201eV uplynul\u00e9m roce a p\u016fl se PDS aktivn\u011b ujala spr\u00e1vy sv\u011b\u0159en\u00e9ho nemovitostn\u00edho portfolia. V\u0161echny pozemky nechala tr\u017en\u011b ocenit, aby zjistila jejich aktu\u00e1ln\u00ed hodnotu. S\u00a0ohledem na parametry \u00dazemn\u00edho i Metropolitn\u00edho pl\u00e1nu zpracovala ekonomick\u00e9 kalkulace projekt\u016f, kter\u00e9 na doporu\u010den\u00ed Investi\u010dn\u00edho expertn\u00edho v\u00fdboru PDS schv\u00e1lila Rada hl. m. Prahy. Jednotliv\u00e9 projekty se v\u00a0leto\u0161n\u00edm roce posunou do dal\u0161\u00ed f\u00e1ze sv\u00e9 p\u0159\u00edpravy, kdy z\u00edskaj\u00ed architektonickou podobu. Vypisujeme otev\u0159en\u00e1 v\u00fdb\u011brov\u00e1 \u0159\u00edzen\u00ed a architektonick\u00e9 sout\u011b\u017ee, aby nov\u00e1 m\u011bstsk\u00e1 v\u00fdstavba p\u0159inesla do dan\u00e9 lokality krom\u011b jin\u00e9ho tak\u00e9 kvalitn\u00ed soudobou architekturu. D\u00edky koordinovan\u00e9mu p\u0159\u00edstupu p\u0159\u00edprav velk\u00fdch \u00fazem\u00ed na Palmovce, v\u00a0Nov\u00fdch Dvorech a v\u00a0Doln\u00edch Po\u010dernic\u00edch vytvo\u0159\u00edme nov\u00e1 m\u00edstn\u00ed centra s\u00a0byty, obchody, slu\u017ebami, \u0161koln\u00edmi a volno\u010dasov\u00fdmi za\u0159\u00edzen\u00edmi a s kvalitn\u00edm ve\u0159ejn\u00fdm prostorem,\u201c<\/em> \u0159\u00edk\u00e1 <strong>Petr Hlav\u00e1\u010dek<\/strong>, n\u00e1m\u011bstek prim\u00e1tora hl. m. V\u00fdsledky v\u00fdb\u011brov\u00fdch \u0159\u00edzen\u00ed budou zve\u0159ej\u0148ov\u00e1ny postupn\u011b v\u00a0Q2 a\u017e Q3 2022. V\u00fdsledky architektonick\u00fdch sout\u011b\u017e\u00ed budou vyhl\u00e1\u0161eny v\u00a0Q3 a\u017e Q4 2022.<\/p>\n<p><em>\u201ePo ukon\u010den\u00ed architektonick\u00fdch sout\u011b\u017e\u00ed a v\u00fdb\u011brov\u00fdch \u0159\u00edzen\u00ed po\u010d\u00edt\u00e1me s\u00a0t\u00edm, \u017ee budeme s\u00a0budouc\u00edmi dodavateli projek\u010dn\u00edch prac\u00ed spolupracovat na tom, aby mohla pokra\u010dovat realizace dal\u0161\u00edch projektov\u00fdch f\u00e1z\u00ed v\u00a0souladu s\u00a0vyty\u010denou strategi\u00ed p\u0159\u00edpravy a realizace projekt\u016f,\u201c <\/em>uv\u00e1d\u00ed <strong>Petr Urb\u00e1nek<\/strong>, \u0159editel PDS.<\/p>\n<p><strong>Velk\u00e1 rozvojov\u00e1 \u00fazem\u00ed, jejich\u017e rozvoj PDS \u0159\u00edd\u00ed, nebo koordinuje:<\/strong><\/p>\n<ul>\n<li><strong>Doln\u00ed Po\u010dernice<\/strong> (rozloha: 129.000 m2, p\u0159edpokl\u00e1d\u00e1 se v\u00fdstavba m\u00edstn\u00edho centra a cca 800 byt\u016f)<br \/>\nPDS p\u0159ipravuje tzv. masterplan, tj. podklad pro rozvoj cel\u00e9ho \u00fazem\u00ed, ze kter\u00e9ho bude vych\u00e1zet n\u00e1sledn\u00e1 projektov\u00e1 p\u0159\u00edprava jednotliv\u00fdch etap. Jde o projekt unik\u00e1tn\u00ed sv\u00fdm rozsahem i formou, proto\u017ee m\u011bstsk\u00e9 n\u00e1jemn\u00ed bydlen\u00ed bude p\u0159ev\u00e1\u017en\u011b v \u0159adov\u00fdch domc\u00edch. Velkou pozornost PDS v\u011bnuje environment\u00e1ln\u00edm standard\u016fm projektu.<\/li>\n<li><strong>Nov\u00e9 Dvory<\/strong> (rozloha: 150.000 m2, p\u0159edpokl\u00e1d\u00e1 se v\u00fdstavba m\u00edstn\u00edho centra a cca 2.000 byt\u016f)<br \/>\nNa Nov\u00fdch Dvorech byla v\u00a0\u00fanoru 2022 ve\u0159ejn\u011b projedn\u00e1na podkladov\u00e1 studie pro zm\u011bnu \u00fazemn\u00edho pl\u00e1nu, kter\u00e1 v\u00a0prvn\u00ed polovin\u011b roku projde p\u0159ipom\u00ednkov\u00fdm \u0159\u00edzen\u00edm. Studii a podn\u011bt na zm\u011bnu \u00fazemn\u00edho pl\u00e1nu iniciovalo samo m\u011bsto jako majoritn\u00ed vlastn\u00edch tam\u011bj\u0161\u00edch pozemk\u016f s\u00a0v\u011bdom\u00edm, \u017ee v\u00a0lokalit\u011b budouc\u00ed stanice metra Nov\u00e9 Dvory je t\u0159eba adekv\u00e1tn\u011b vyu\u017e\u00edt ekonomick\u00fd a rozvojov\u00fd potenci\u00e1l, kter\u00fd tato lokalita nab\u00edz\u00ed. Vzhledem k\u00a0v\u00fd\u0161i investice do nov\u00e9 linky metra je t\u0159eba na rozvoj t\u00e9to lokality hled\u011bt komplexn\u011b a pl\u00e1novat jako plnohodnotn\u00e9 centrum s\u00a0v\u00fdznamn\u00fdm pod\u00edlem slu\u017eeb, administrativy, kultury, sportu a \u0161kolstv\u00ed a samoz\u0159ejm\u011b s\u00a0kl\u00ed\u010dovou funkc\u00ed bydlen\u00ed. Odhadujeme, \u017ee v\u00a0horizontu 15 let by zde mohlo vzniknout a\u017e 2300 m\u011bstsk\u00fdch byt\u016f.<\/li>\n<li><strong>Palmovka<\/strong> (rozloha: 102.000 m2, p\u0159edpokl\u00e1d\u00e1 se v\u00fdstavba m\u00edstn\u00edho centra a cca 2.300 byt\u016f)<br \/>\n\u00dazemn\u00ed studie Palmovky pro\u0161la ve\u0159ejn\u00fdm projedn\u00e1n\u00edm v\u00a0lednu 2022 a po vypo\u0159\u00e1d\u00e1n\u00ed p\u0159ipom\u00ednek bude d\u00e1le projedn\u00e1v\u00e1na a vypo\u0159\u00e1d\u00e1v\u00e1na tak, aby se stala podkladem pro zm\u011bnu \u00fazemn\u00edho pl\u00e1nu.\u00a0 V\u00a0r\u00e1mci t\u00e9to lokality PDS \u00fasp\u011b\u0161n\u011b spolupracuje s\u00a0Fakultou architektury \u010cVUT. Spole\u010dn\u011b s\u00a0profesorem Michalem Kohoutem vznikl model cel\u00e9ho tzv. pentagonu, kter\u00fd vych\u00e1z\u00ed z\u00a0koncepce studie na \u00fazem\u00ed Palmovky a kter\u00fd ukazuje jak potenci\u00e1l t\u00e9to lokality pro m\u011bsto jako majoritn\u00edho vlastn\u00edka pozemk\u016f, tak \u0161ir\u0161\u00ed urbanistick\u00e9 souvislosti.
