PDS v\u00a0souladu s\u00a0aktu\u00e1ln\u00edmi urbanistick\u00fdmi trendy a s\u00a0Klimatick\u00fdm pl\u00e1nem hl. m. Prahy p\u0159ipravuje dlouhodob\u011b udr\u017eitelnou v\u00fdstavbu, kter\u00e1 m\u00e1 p\u0159ednostn\u011b multifunk\u010dn\u00ed vyu\u017eit\u00ed a kter\u00e1 je \u0161etrn\u00e1 k\u00a0\u017eivotn\u00edmu prost\u0159ed\u00ed po celou dobu sv\u00e9ho \u017eivotn\u00edho cyklu. Mezi projekty, kter\u00e9 PDS p\u0159ipravuje, pat\u0159\u00ed jak cel\u00e9 nov\u00e9 m\u011bstsk\u00e9 \u010dtvrti, tak men\u0161\u00ed a st\u0159edn\u011b velk\u00e9 reziden\u010dn\u00ed projekty. PDS p\u0159i jejich p\u0159\u00edprav\u011b vyu\u017e\u00edv\u00e1 inovativn\u00ed postupy tak, aby projekty spl\u0148ovaly nejp\u0159\u00edsn\u011bj\u0161\u00ed krit\u00e9ria investi\u010dn\u00ed a provozn\u00ed efektivity a z\u00e1rove\u0148 plnily nejvy\u0161\u0161\u00ed standardy praxe ochrany \u017eivotn\u00edho prost\u0159ed\u00ed.\u00a0 <\/strong><\/p>\n<p><strong>Kompaktn\u00ed m\u011bsto kr\u00e1tk\u00fdch vzd\u00e1lenost\u00ed<\/strong><\/p>\n<p><strong>Petr Hlav\u00e1\u010dek<\/strong>, n\u00e1m\u011bstek prim\u00e1tora hl. m. Prahy zodpov\u011bdn\u00fd za \u00fazemn\u00ed rozvoj, uv\u00e1d\u00ed: <em>\u201eV souladu s\u00a0nejlep\u0161\u00ed urbanistickou prax\u00ed p\u0159ipravujeme pro velk\u00e1 rozvojov\u00e1 \u00fazem\u00ed, kter\u00e1 m\u011bsto vlastn\u00ed, plnohodnotn\u00e9 nov\u00e9 \u010dtvrti s pestr\u00fdm vyu\u017eit\u00edm. Tvo\u0159\u00ed ho samostatn\u00e1 mikrocentra, ve kter\u00fdch pulsuje \u017eivot a d\u00edky kter\u00fdm se metropole udr\u017eiteln\u011b rozv\u00edj\u00ed ve spole\u010densk\u00e9m, ekonomick\u00e9m i ekologick\u00e9m ohledu.\u201c \u00a0<\/em><\/p>\n<p><strong>Alexandra Ud\u017eenija<\/strong>, n\u00e1m\u011bstkyn\u011b prim\u00e1tora hl. m. Prahy pro soci\u00e1ln\u00ed oblast, bydlen\u00ed a zdravotnictv\u00ed, \u0159\u00edk\u00e1: <em>\u201eNa\u0161\u00edm c\u00edlem je p\u0159ipravit modern\u00ed a pestr\u00e9 projekty a nov\u00e9 \u010d\u00e1sti m\u011bsta, kter\u00e9 budou zalo\u017eeny na soci\u00e1ln\u00edm sm\u00edru a mezigenera\u010dn\u00edm porozum\u011bn\u00ed jejich obyvatel. Funkce jednotliv\u00fdch prostor budou slo\u017eeny tak, aby tento c\u00edl jednozna\u010dn\u011b podporovaly. Proto zde budou nap\u0159\u00edklad mate\u0159sk\u00e9 \u0161kolky, \u0161koly, komunitn\u00ed prostory pro aktivn\u00ed seniory, ale i p\u0159\u00edpadn\u00e9 dal\u0161\u00ed za\u0159\u00edzen\u00ed soci\u00e1ln\u00edch slu\u017eeb. Vedle pracovn\u00edho prost\u0159ed\u00ed, kancel\u00e1\u0159\u00ed, maloobchodu a slu\u017eeb budou vytvo\u0159ena i m\u00edsta pro odpo\u010dinek jako kav\u00e1rny, restaurace, sportovi\u0161t\u011b a rekrea\u010dn\u00ed plochy.\u201c<\/em><\/p>\n<p>Jedn\u00edm z\u00a0rozvojov\u00fdch \u00fazem\u00ed, kde PDS p\u0159ipravuje multifunk\u010dn\u00ed v\u00fdstavbu plnohodnotn\u00e9 m\u011bstsk\u00e9 \u010dtvrti, jsou Nov\u00e9 Dvory v\u00a0okol\u00ed budouc\u00ed stanice metra. Na Nov\u00fdch Dvorech se po\u010d\u00edt\u00e1 s v\u00fdstavbou m\u011bstsk\u00fdch n\u00e1jemn\u00edch byt\u016f a prostor pro administrativu, maloobchod (obchody, kav\u00e1rny, r\u016fzn\u00e9 slu\u017eby), vzd\u011bl\u00e1v\u00e1n\u00ed (M\u0160, Z\u0160 a S\u0160) a kryt\u00fdch i venkovn\u00edch sportovi\u0161\u0165. Celkov\u011b by zde m\u011blo bydlet a\u017e 5.000 lid\u00ed. Rekultivac\u00ed projde park Jalodvorsk\u00e1 louka, na kter\u00fd nav\u00e1\u017eou nov\u00e1 men\u0161\u00ed n\u00e1m\u011bst\u00ed, kde bude v\u011bnov\u00e1n velk\u00fd d\u016fraz na modrozelenou infrastrukturu.<\/p>\n<p><strong>Environment\u00e1ln\u00ed studie Nov\u00fdch Dvor\u016f<\/strong><\/p>\n<p><strong>Petr Urb\u00e1nek<\/strong>, \u0159editel PDS, \u0159\u00edk\u00e1: <em>\u201ePro Nov\u00e9 Dvory byla zpracov\u00e1na pomoc\u00ed vysoce vyvinut\u00fdch technologi\u00ed mimo jin\u00e9 CFD (computer fluid modeling) komplexn\u00ed environment\u00e1ln\u00ed studii, kter\u00e1 posoudila proud\u011bn\u00ed v\u011btru v\u00a0lokalit\u011b, intenzitu slune\u010dn\u00ed radiace, vliv zelen\u011b z\u00a0hlediska zast\u00edn\u011bn\u00ed a zlep\u0161en\u00ed tepeln\u00e9ho komfortu, v\u00fdpar a bilanci sr\u00e1\u017ekov\u00fdch vod. N\u00e1vrh pracoval s\u00a03D modelem navrhovan\u00e9 z\u00e1stavby a s\u00a0celou \u0159adou dal\u0161\u00edch digit\u00e1ln\u00edch podklad\u016f. V\u00fdsledn\u00e1 doporu\u010den\u00ed budou vyu\u017eita p\u0159i tvorb\u011b a projektov\u00e1n\u00ed ve\u0159ejn\u00fdch prostranstv\u00ed, vn\u011bj\u0161\u00edho tvarov\u00e1n\u00ed budov nebo v\u00fdpo\u010dt\u016fm jejich energetick\u00fdch bilanc\u00ed. Je t\u0159eba tak\u00e9 p\u0159ipomenout, \u017ee nejvy\u0161\u0161\u00ed environment\u00e1ln\u00ed a energetick\u00e9 standardy jsou v\u00a0dne\u0161n\u00ed dob\u011b pro ve\u0159ejn\u00e9ho zadavatele nutnou podm\u00ednkou pro z\u00edsk\u00e1n\u00ed jak\u00e9koliv formy financov\u00e1n\u00ed z\u00a0evropsk\u00fdch nebo i standardn\u00edch finan\u010dn\u00edch zdroj\u016f. Jejich spln\u011bn\u00ed otev\u00edr\u00e1 mo\u017enost v\u00fdznamn\u011b sn\u00ed\u017eit n\u00e1klady na p\u0159\u00edpadn\u00e9 financov\u00e1n\u00ed projekt\u016f z\u00a0extern\u00edch zdroj\u016f.\u201c <\/em><\/p>\n<p>P\u0159\u00edkladem m\u016f\u017ee b\u00fdt vyu\u017eit\u00ed de\u0161\u0165ov\u00e9 vody. Nyn\u00ed je na Nov\u00fdch Dvorech p\u0159ev\u00e1\u017en\u00e1 \u010d\u00e1st de\u0161\u0165ov\u00fdch vod odv\u00e1d\u011bna de\u0161\u0165ovou kanalizac\u00ed pry\u010d z \u00fazem\u00ed. V\u00a0r\u00e1mci studie se hledalo \u0159e\u0161en\u00ed, jak podpo\u0159it p\u0159irozen\u00fd kolob\u011bh vody a navr\u00e1cen\u00ed de\u0161\u0165ov\u00fdch vod zp\u011bt do m\u00edsta dopadu. N\u00e1vrh modrozelen\u00e9 infrastruktury zahrnuje zelen\u00e9 st\u0159echy, akumula\u010dn\u00ed n\u00e1dr\u017ee a po\u017eadavek na vyu\u017eit\u00ed sr\u00e1\u017ekov\u00e9 vody z ploch st\u0159ech. Voda z vybran\u00fdch st\u0159ech bude svedena do akumula\u010dn\u00edch n\u00e1dr\u017e\u00ed a m\u016f\u017ee b\u00fdt vhodn\u011b vyu\u017eita k z\u00e1livce nebo v budov\u011b. Ke zv\u00e1\u017een\u00ed jsou zelen\u00e9 p\u00e1sy v komunikaci jako pr\u016flehy, kter\u00e9 zpomaluj\u00ed odtok ze zpevn\u011bn\u00fdch ploch. Dal\u0161\u00edm prvkem jsou reten\u010dn\u00ed povrchov\u00e9 n\u00e1dr\u017ee, kter\u00e9 zlep\u0161uj\u00ed mikroklima, pln\u00ed estetickou hodnotu v \u00fazem\u00ed, zvy\u0161uj\u00ed biodiverzitu, zpomaluj\u00ed a zadr\u017euj\u00ed odtok.<\/p>\n<p>Pro projekt Jalov\u00fd Dv\u016fr, kter\u00fd je sou\u010d\u00e1st\u00ed Nov\u00fdch Dvor\u016f, PDS zpracovala komplexn\u00ed srovn\u00e1vac\u00ed v\u00fdpo\u010det stavebn\u011b-konstruk\u010dn\u00edho syst\u00e9mu. V\u00fdsledkem tohoto v\u00fdpo\u010dtu je, \u017ee pou\u017eit\u00ed CLT (cross-laminated timber, tj. d\u0159ev\u011bn\u00fdch) panel\u016f je nejv\u00fdhodn\u011bj\u0161\u00ed. Spo\u010d\u00edv\u00e1 zejm\u00e9na: v p\u0159esnosti a rychlosti v\u00fdstavby,<br \/>\nv maximalizaci vyu\u017eiteln\u00fdch pronaj\u00edmateln\u00fdch metr\u016f podlahov\u00e9 plochy.<em>\u00a0<\/em><\/p>\n<p><em>Vizualizace d\u0159evostavby projektu Jalov\u00e9ho Dvora viz p\u0159\u00edloha.<\/em><\/p>\n<p><strong>Energeticky sob\u011bsta\u010dn\u00e1 \u010dtvr\u0165 Doln\u00ed Po\u010dernice<\/strong><\/p>\n<p>V\u00fdstavba nov\u00e9 \u010dtvrti v\u00a0Doln\u00edch Po\u010dernic\u00edch byla za\u0159azena do evropsk\u00e9ho programu Horizon Europe, z\u00a0n\u011bho\u017e jsou financov\u00e1ny v\u00fdzkumy, inovace a v\u00fdm\u011bna informac\u00ed v\u00a0oblastech mimo jin\u00e9 podporuj\u00edc\u00ed klimatickou neutralitu evropsk\u00fdch m\u011bst budov\u00e1n\u00edm energeticky pozitivn\u00edch a CO<sub>2<\/sub> neutr\u00e1ln\u00edch m\u011bstsk\u00fdch \u010d\u00e1st\u00ed (tzv. Positive Clean Energy Districts, PCEDs). Projektu ASCEND se \u00fa\u010dastn\u00ed celkem 10 evropsk\u00fdch m\u011bst nap\u0159. Mnichov, Lyon nebo Stockholm.<\/p>\n<p>Za Prahu byla vytvo\u0159ena pracovn\u00ed skupina ze z\u00e1stupc\u016f PDS, UCEEB a OICT, kter\u00e1 spole\u010dn\u011b p\u0159ipravuje koncept energeticko-environment\u00e1ln\u00edho \u0159e\u0161en\u00ed pro projekt Etapy 2 nov\u00e9 \u010dtvrti v Doln\u00edch Po\u010dernic\u00edch. Tam\u011bj\u0161\u00ed m\u011bstsk\u00e9 n\u00e1jemn\u00ed domy jsou p\u0159ipravov\u00e1ny v pasivn\u00edm standardu s d\u016frazem na akumula\u010dn\u00ed schopnosti vnit\u0159n\u00edch konstrukc\u00ed a pasivn\u00ed st\u00edn\u011bn\u00ed exteri\u00e9ru. V\u00a0Nov\u00e9 \u010dtvrti se p\u0159edpokl\u00e1d\u00e1 vyu\u017eit\u00ed vlastn\u00edho v\u00edcezdrojov\u00e9ho energetick\u00e9ho centra s lok\u00e1ln\u00ed distribu\u010dn\u00ed soustavou. To zahrnuje mimo jin\u00e9 nap\u0159\u00edklad vyu\u017e\u00edv\u00e1n\u00ed geotermick\u00e9 a sol\u00e1rn\u00ed energie, kogenera\u010dn\u00ed plynovou kotelnou a vlastn\u00ed akumula\u010dn\u00ed z\u00e1sobn\u00edky.<\/p>\n<p><strong>Petr Urb\u00e1nek<\/strong> p\u0159ipom\u00edn\u00e1: <em>\u201eV uplynul\u00fdch m\u011bs\u00edc\u00edch jsme dokon\u010dili specifikaci zad\u00e1n\u00ed v\u00fdb\u011brov\u00e9ho \u0159\u00edzen\u00ed na gener\u00e1ln\u00edho projektanta Etapy 2 m\u011bstsk\u00e9 v\u00fdstavby p\u0159ibli\u017en\u011b 550 byt\u016f v Doln\u00edch Po\u010dernic\u00edch (\u201eDLP Projekt 2\u201c). V\u00a0tomto zad\u00e1n\u00ed je na z\u00e1klad\u011b konsultac\u00ed v\u00a0r\u00e1mci projektu ASCEND s\u00a0UCEEB reflektov\u00e1no koncep\u010dn\u00ed energetick\u00e9 \u0159e\u0161en\u00ed. PDS p\u0159edpokl\u00e1d\u00e1 vyps\u00e1n\u00ed v\u00fdb\u011brov\u00e9ho \u0159\u00edzen\u00ed b\u011bhem Q2 2024.\u201c<\/em><\/p>\n<p><strong>Pl\u00e1ny pro rok 2024<\/strong><\/p>\n<p>Letos v\u00fdznamn\u011b postoup\u00ed p\u0159\u00edprava projekt\u016f, u nich\u017e byla v roce 2023 vyps\u00e1na v\u00fdb\u011brov\u00e1 \u0159\u00edzen\u00ed na zpracovatele projektov\u00e9 dokumentace \/ dodavatele projektov\u00fdch prac\u00ed, nebo archi\u00adtektonick\u00e9 sout\u011b\u017ee. S vybran\u00fdmi architekty\/projektanty byly podeps\u00e1ny smlouvy o d\u00edlo a zah\u00e1jeny pr\u00e1ce na jednotliv\u00fdch f\u00e1z\u00edch konkr\u00e9tn\u00edch projekt\u016f.<\/p>\n<p><em>\u201eV roce 2024 zah\u00e1j\u00ed PDS u dvou a\u017e \u010dty\u0159ech projekt\u016f povolovac\u00ed proces. Budou i nad\u00e1le pokra\u010dovat intenzivn\u00ed pr\u00e1ce na koordinaci a p\u0159\u00edprav\u011b velk\u00fdch rozvojov\u00fdch \u00fazem\u00ed \u2013 zejm\u00e9na v lokalit\u00e1ch Nov\u00e9 Dvory, Palmovka a Doln\u00ed Po\u010dernice. V polovin\u011b roku tak\u00e9 p\u0159edlo\u017e\u00edme pravidelnou ro\u010dn\u00ed aktualizaci tr\u017en\u00edho ocen\u011bn\u00ed pozemk\u016f, kter\u00e9 byly PDS p\u0159ed\u00e1ny k\u00a0hospoda\u0159en\u00ed. Velmi uv\u00edt\u00e1me, pokud se poda\u0159\u00ed b\u011bhem leto\u0161n\u00edho roku, nebo za\u010d\u00e1tkem p\u0159\u00ed\u0161t\u00edho, doc\u00edlit shody na konkr\u00e9tn\u00edm \u0159e\u0161en\u00ed, z\u00a0jak\u00fdch zdroj\u016f a v\u00a0jak\u00e9 struktu\u0159e zajistit financov\u00e1n\u00ed stavebn\u00edch n\u00e1klad\u016f m\u011bstsk\u00e9ho n\u00e1jemn\u00edho bydlen\u00ed.
