Po \u010dty\u0159ech letech intenzivn\u00ed pr\u00e1ce byla Radou a Zastupitelstvem hl. m. Prahy schv\u00e1lena zm\u011bna \u00fazemn\u00edho pl\u00e1nu, kter\u00e1 umo\u017e\u0148uje v\u00fdznamn\u011b nav\u00fd\u0161it stavebn\u00ed kapacity tam\u011bj\u0161\u00edch m\u011bstsk\u00fdch pozemk\u016f okolo budouc\u00ed stanice metra D Nov\u00e9 Dvory. D\u00edky tomu bude mo\u017en\u00e9 toto transforma\u010dn\u00ed \u00fazem\u00ed o rozloze 30 hektar\u016f vyu\u017e\u00edt k\u00a0v\u00fdstavb\u011b a\u017e 2.000 m\u011bstsk\u00fdch byt\u016f a polyfunk\u010dn\u00edho domu nad stanic\u00ed metra, kter\u00fd nab\u00eddne prostory nejen pro bydlen\u00ed, ale i pro administrativu, maloobchod a komunitn\u00ed \u00fa\u010dely. Zm\u011bnou \u00fazemn\u00edho pl\u00e1nu, kter\u00e1 umo\u017en\u00ed dlouhodob\u00e9 vyu\u017eit\u00ed prostorov\u00e9ho, soci\u00e1ln\u00edho a ekonomick\u00e9ho potenci\u00e1lu, dojde z\u00e1rove\u0148 k\u00a0v\u00fdznamn\u00e9mu zhodnocen\u00ed m\u011bstsk\u00e9ho nemovit\u00e9ho majetku. Kvalifikovan\u00fdm odhadem se tr\u017en\u00ed hodnota m\u011bstsk\u00fdch pozemk\u016f zv\u00fd\u0161ila t\u00e9m\u011b\u0159 o 2 miliardy K\u010d. V\u00a0n\u00e1vaznosti na toto samospr\u00e1vn\u00e9 rozhodnut\u00ed vstoup\u00ed p\u0159\u00edprava nov\u00e9 m\u011bstsk\u00e9 \u010dtvrti, kde najde sv\u016fj nov\u00fd domov a\u017e 5 tis\u00edc lid\u00ed a kter\u00e1 nab\u00eddne a\u017e 5 tis\u00edc nov\u00fdch pracovn\u00edch m\u00edst, do dal\u0161\u00ed f\u00e1ze intenzivn\u00edch p\u0159\u00edprav. <\/strong><\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p><strong>Petr Hlav\u00e1\u010dek<\/strong>, n\u00e1m\u011bstek prim\u00e1tor hl. m. Prahy pro strategick\u00fd a \u00fazemn\u00ed rozvoj ke zm\u011bn\u011b \u00fazemn\u00edho pl\u00e1nu na Nov\u00fdch Dvorech \u0159\u00edk\u00e1: <em>\u201eNa 15 hektarech m\u011bstsk\u00fdch pozemk\u016f, kter\u00e9 byly PDS sv\u011b\u0159eny k\u00a0hospoda\u0159en\u00ed, projektov\u00fd t\u00fdm p\u0159ipravuje celkem t\u00e9m\u011b\u0159 300.000 m<sup>2<\/sup> HPP hrub\u00fdch podlahov\u00fdch ploch zejm\u00e9na pro m\u011bstsk\u00e9 n\u00e1jemn\u00ed bydlen\u00ed a cca 130.000 m<sup>2<\/sup> pro administrativu, restaurace, kav\u00e1rny, obchody a slu\u017eby, kter\u00e9 p\u0159inesou a\u017e 5.000 nov\u00fdch pracovn\u00edch m\u00edst. D\u00e1le mate\u0159skou, z\u00e1kladn\u00ed a st\u0159edn\u00ed \u0161kolu, kulturn\u00ed \u010di komunitn\u00ed centrum a sportovi\u0161t\u011b. P\u0159\u00edprava nov\u00e9 \u010dtvrti prob\u00edh\u00e1 paraleln\u011b s p\u0159\u00edpravou dopravn\u00ed obslu\u017enosti v podob\u011b v\u00fdstavby nov\u00e9 stanice metra a prodlou\u017een\u00ed tramvajov\u00e9 trati z Mod\u0159an, kter\u00e1 bude u metra kon\u010dit. Lokalita je rozd\u011blena na jednotliv\u00e9 projekty, kter\u00e9 se budou realizovat postupn\u011b. P\u0159edpokl\u00e1d\u00e1me, \u017ee celek by mohl b\u00fdt dokon\u010den v horizontu 10 a\u017e 15 let.\u201c<\/em><\/p>\n<p>Podle \u00dazemn\u00ed studie studia Unit architekti z\u00a0roku 2021, kter\u00e1 byla diskutovan\u00e1 s\u00a0odbornou i laickou ve\u0159ejnost\u00ed a kter\u00e1 p\u0159edstavuje spole\u010denskou dohodu o rozvoji \u00fazem\u00ed, se na Nov\u00fdch Dvorech chyst\u00e1 v\u00fdstavba nov\u00e9 m\u011bstsk\u00e9 \u010dtvrti s dostupn\u00fdm n\u00e1jemn\u00edm bydlen\u00edm a kompletn\u00ed ob\u010danskou vybavenost\u00ed.<\/p>\n<p><em>\u00a0\u201eSchv\u00e1len\u00e1 zm\u011bna \u00fazemn\u00edho pl\u00e1nu umo\u017en\u00ed odemknout obrovsk\u00fd rozvojov\u00fd potenci\u00e1l m\u011bstsk\u00fdch pozemk\u016f, kter\u00e9 dosud le\u017eely ladem a kter\u00fd nebyl vyu\u017e\u00edvan\u00fd. Zv\u00fd\u0161en\u00edm hrub\u00fdch podla\u017en\u00edch ploch o 114.000 m<sup>2<\/sup> do\u0161lo k v\u00fdrazn\u00e9mu tr\u017en\u00edmu zhodnocen\u00ed m\u011bstsk\u00fdch pozemk\u016f, kvalifikovan\u00fdm odhadem o zhruba 2 miliardy K\u010d. T\u011b\u0161\u00edme se, \u017ee d\u00edky tomu vstoup\u00ed projektov\u00e1 p\u0159\u00edprava do dal\u0161\u00ed intenzivn\u00ed f\u00e1ze,\u201c<\/em> \u0159\u00edk\u00e1 <strong>Petr Urb\u00e1nek<\/strong>, \u0159editel Pra\u017esk\u00e9 developersk\u00e9 spole\u010dnosti.<\/p>\n<p><strong>Udr\u017eiteln\u00e9 m\u011bsto na Nov\u00fdch Dvorech<\/strong><\/p>\n<p>\u00dazemn\u00ed studie, kterou pro Odbor \u00fazemn\u00edho rozvoje Magistr\u00e1tu hl. m. Prahy vytvo\u0159ila jako zpracovatel spole\u010dnost UNIT architekti, sleduje rozvoj nov\u00e9 \u010d\u00e1sti m\u011bsta na Nov\u00fdch Dvorech ve \u010dty\u0159ech ohledech: soci\u00e1ln\u00edm, ekonomick\u00e9m, environment\u00e1ln\u00edm a kulturn\u00edm:<\/p>\n<ul>\n<li><strong>Soci\u00e1ln\u00ed<br \/>\n<\/strong><em>\u201eV n\u00e1mi zpracovan\u00e9 urbanistick\u00e9 studii po\u010d\u00edt\u00e1me s t\u00edm, \u017ee na Nov\u00fdch Dvorech vznikne optim\u00e1ln\u00ed soci\u00e1ln\u00ed mix, a\u0165 u\u017e jde o v\u011bk \u010di socioekonomick\u00fd status budouc\u00edch obyvatel.\u201c<\/em>\u0159\u00edk\u00e1 architektka <strong>Jitka Moln\u00e1rov\u00e1<\/strong>\u00a0z\u00a0UNIT architekti, kter\u00e1 vedla p\u0159\u00edpravu urbanistick\u00e9 studie. Z\u00e1m\u011brem hl. m. Prahy je zde vybudovat kvalitn\u00ed dostupn\u00e9 n\u00e1jemn\u00ed bydlen\u00ed, kter\u00e9 bude ur\u010den\u00e9 p\u0159edev\u0161\u00edm pro tzv. preferovan\u00e9 profese (u\u010ditele, zdravotn\u00edky, policisty), pro rodi\u010de samo\u017eivitele a samostatn\u011b \u017eij\u00edc\u00ed seniory<\/li>\n<li><strong>Ekonomick\u00fd<br \/>\n<\/strong>V centr\u00e1ln\u00ed \u010d\u00e1sti Nov\u00fdch Dvor\u016f, p\u0159edev\u0161\u00edm u budouc\u00ed stanice metra a v men\u0161\u00ed m\u00ed\u0159e tak\u00e9 na nov\u00fdch n\u00e1m\u011bst\u00edch, se po\u010d\u00edt\u00e1 s v\u00fdstavbou administrativn\u00edch a maloobchodn\u00edch prostor. P\u0159\u00edjmy z pron\u00e1jmu nov\u00fdch m\u011bstsk\u00fdch nemovitost\u00ed v\u00fdrazn\u011b podpo\u0159\u00ed ekonomickou n\u00e1vratnost ve\u0159ejn\u00fdch investic v t\u00e9to lokalit\u011b.<\/li>\n<li><strong>Environment\u00e1ln\u00ed<br \/>\n<\/strong>Intenzivn\u00ed vyu\u017eit\u00ed lokality p\u0159\u00edmo napojen\u00e9 na r\u016fzn\u00e9 druhy ve\u0159ejn\u00e9 dopravy s dostatkem ve\u0159ejn\u00fdch slu\u017eeb v\u010detn\u011b \u0161kolstv\u00ed je kl\u00ed\u010dov\u00fdm parametrem udr\u017eitelnosti a efektivity rozvoje t\u00e9to nov\u00e9 \u010d\u00e1sti m\u011bsta.\u00a0 S t\u00edm p\u0159irozen\u011b na Nov\u00fdch Dvorech vznikne tak\u00e9 velkorys\u00fd ve\u0159ejn\u00fd prostor tvo\u0159en\u00fd n\u011bkolika n\u00e1m\u011bst\u00edmi, z nich\u017e n\u011bkter\u00e1 budou propojena s parkem Jalodvorsk\u00e1 louka. Na Nov\u00fdch Dvorech se po\u010d\u00edt\u00e1 s rozvojem modrozelen\u00e9 infrastruktury, nap\u0159. se zachyt\u00e1v\u00e1n\u00edm de\u0161\u0165ov\u00e9 vody tak, aby zasakovala do p\u016fdy na pozemku a nebyla odv\u00e1d\u011bna kanalizac\u00ed pry\u010d, d\u00e1le s kultivac\u00ed parku Jalodvorsk\u00e1 louka a s vytvo\u0159en\u00edm nov\u00fdch zelen\u00fdch ploch. V\u00fdstavbou stanice metra a prodlou\u017een\u00edm tramvajov\u00e9 linky z Mod\u0159an m\u011bsto podpo\u0159\u00ed vyu\u017e\u00edv\u00e1n\u00ed m\u011bstsk\u00e9 hromadn\u00e9 dopravy.<\/li>\n<li><strong>Kulturn\u00ed a vzd\u011bl\u00e1vac\u00ed<br \/>\n<\/strong>Sou\u010d\u00e1st\u00ed n\u00e1vrhu Nov\u00fdch Dvor\u016f je \u0159ada kulturn\u00edch a volno\u010dasov\u00fdch prostor, a\u0165 u\u017e se jedn\u00e1 o mate\u0159skou \u0161kolu, z\u00e1kladn\u00ed \u0161kolu i st\u0159edn\u00ed \u0161koly, kulturn\u00ed centrum, sportovn\u00ed halu a venkovn\u00ed h\u0159i\u0161t\u011b. Nezanedbateln\u00fd v\u00fdznam budou m\u00edt tak\u00e9 restaurace a kav\u00e1rny, kter\u00e9 budou otev\u0159eny v komer\u010dn\u00ed \u010d\u00e1sti projektu.
