PDS podala p\u0159ed koncem \u010dervna 2024 kompletn\u00ed dokumentaci a \u017e\u00e1dosti o stavebn\u00ed povolen\u00ed \u010di \u00fazemn\u00ed rozhodnut\u00ed pro cca 450 bytov\u00fdch jednotek v\u00a0projektech: Jalov\u00fd Dv\u016fr (Praha 4), Nov\u00fd Zl\u00edchov (Praha 5), V\u00a0Botanice (Praha 5), Peroutkova (Praha 5), Palmovka \u2013 Zenklova (Praha 8) a Doln\u00ed Po\u010dernice Projekt 1 a tak\u00e9 pro projekt mate\u0159sk\u00e9 \u0161kolky v\u00a0lokalit\u011b Kyje \u2013 Hut\u011b. PDS o\u010dek\u00e1v\u00e1, \u017ee stavebn\u00ed povolen\u00ed budou vyd\u00e1na do cca 9 m\u011bs\u00edc\u016f, tj. orienta\u010dn\u011b na ja\u0159e 2025. Celkov\u00e9 n\u00e1klady na realizaci t\u011bchto bytov\u00fdch jednotek PDS odhaduje na 2 miliardy K\u010d.<\/strong><\/p>\n<p><em>\u201eM\u011bstsk\u00e9 byty neprod\u00e1v\u00e1me, ale roz\u0161i\u0159ujeme jejich po\u010det. Krom\u011b oprav st\u00e1vaj\u00edc\u00edch byt\u016f stav\u00edme i nov\u00e9. Slou\u017eit budou jako dostupn\u00e9 n\u00e1jemn\u00ed bydlen\u00ed ur\u010den\u00e9 zejm\u00e9na pro podporovan\u00e9 profese, kter\u00e9 Praha pot\u0159ebuje pro sv\u016fj chod, jako jsou zdravotn\u00edci a u\u010ditel\u00e9 a pro k\u0159ehk\u00e9 skupiny obyvatel, k\u00a0nim\u017e pat\u0159\u00ed senio\u0159i nebo samo\u017eivitel\u00e9 v bytov\u00e9 nouzi.\u201d uv\u00e1d\u00ed <strong>Petr Hlav\u00e1\u010dek<\/strong>, n\u00e1m\u011bstek prim\u00e1tora hl. m. Prahy pro oblast \u00fazemn\u00edho a strategick\u00e9ho rozvoje. \u201ePr\u00e1v\u011b proto jsme zalo\u017eili Pra\u017eskou developerskou spole\u010dnost, kter\u00e1 projekty ve\u0159ejn\u00e9 v\u00fdstavby na m\u011bstsk\u00fdch pozemc\u00edch p\u0159ipravuje. Nejedn\u00e1 se p\u0159itom pouze o byty, ale nap\u0159\u00edklad tak\u00e9 o \u0161kolsk\u00e1 za\u0159\u00edzen\u00ed, v tomto p\u0159\u00edpad\u011b mate\u0159skou \u0161kolu. M\u00e1m radost, \u017ee prvn\u00ed z projekt\u016f p\u0159ech\u00e1z\u00ed do posledn\u00ed f\u00e1ze p\u0159\u00edpravy.\u201d<\/em> dopl\u0148uje <strong>Hlav\u00e1\u010dek<\/strong>.<\/p>\n<p><strong>Alexandra Ud\u017eenija<\/strong>, n\u00e1m\u011bstkyn\u011b prim\u00e1tora hl. m. Prahy zodpov\u011bdn\u00e1 za oblast soci\u00e1ln\u00edch v\u011bc\u00ed, bydlen\u00ed a zdravotnictv\u00ed \u0159\u00edk\u00e1: <em>\u201eT\u011b\u0161\u00ed m\u011b, \u017ee p\u0159\u00edprava projekt\u016f dostupn\u00e9ho m\u011bstsk\u00e9ho n\u00e1jemn\u00edho bydlen\u00ed vstupuje do c\u00edlov\u00e9 rovinky. M\u011bstsk\u00fd bytov\u00fd fond zat\u00edm v\u00edcem\u00e9n\u011b jen obnovujeme, nej\u010dast\u011bji akvizicemi \u2028a rekonstrukcemi objekt\u016f vhodn\u00fdch k\u00a0bydlen\u00ed. V\u00fdstavba nov\u00fdch m\u011bstsk\u00fdch reziden\u010dn\u00edch projekt\u016f n\u00e1m umo\u017en\u00ed portfolio m\u011bstsk\u00fdch byt\u016f v\u00fdznamn\u011b roz\u0161i\u0159ovat.\u201c<\/em><\/p>\n<p><em>\u201eO\u010dek\u00e1v\u00e1me vyd\u00e1n\u00ed stavebn\u00edch povolen\u00ed u men\u0161\u00edch projekt\u016f v\u00a0horizontu cca 9 m\u011bs\u00edc\u016f, jakkoli je slo\u017eit\u00e9 p\u0159esnou dobu p\u0159edj\u00edmat. Podle optim\u00e1ln\u00edho sc\u00e9n\u00e1\u0159e by mohla b\u00fdt prvn\u00ed stavebn\u00ed povolen\u00ed vyd\u00e1na v\u00a0prvn\u00edm pololet\u00ed roku 2025. N\u00e1sledn\u011b mus\u00ed b\u00fdt Magistr\u00e1tem hl. m. Prahy vyps\u00e1na v\u00fdb\u011brov\u00e1 \u0159\u00edzen\u00ed na gener\u00e1ln\u00edho dodavatele staveb a stavebn\u00ed realizace bytov\u00fdch projekt\u016f bude moci za\u010d\u00edt. Samotn\u00e1 v\u00fdstavba bude trvat cca 1,5 \u2013 2 roky,\u201c<\/em> dopl\u0148uje <strong>Petr Urb\u00e1nek<\/strong>, \u0159editel Pra\u017esk\u00e9 developersk\u00e9 spole\u010dnosti.<\/p>\n<p><strong><span style=\"text-decoration: underline;\">Projekty, u kter\u00fdch byla v\u00a0\u010dervnu 2024 pod\u00e1na \u017e\u00e1dost o stavebn\u00ed povolen\u00ed:<\/span><\/strong><\/p>\n<p><strong>Bytov\u00fd soubor Jalov\u00fd Dv\u016fr (45 bytov\u00fdch jednotek, Praha 4)<\/strong><br \/>\nJalov\u00fd Dv\u016fr je sou\u010d\u00e1st\u00ed rozvojov\u00e9ho \u00fazem\u00ed Nov\u00e9 Dvory na Praze 4. Zahrnuje 45 jednotek m\u011bstsk\u00e9ho n\u00e1jemn\u00edho bydlen\u00ed, kter\u00e9 budou realizov\u00e1ny z\u00a0CLT panel\u016f. Jde o jeden z\u00a0prvn\u00edch bytov\u00fdch komplex\u016f, kter\u00fd bude v\u00a0Praze realizov\u00e1n jako d\u0159evostavba. D\u00edky tomu dojde ke sn\u00ed\u017een\u00ed jeho uhl\u00edkov\u00e9 stopy jak v\u00a0pr\u016fb\u011bhu v\u00fdstavby, tak \u017eivotn\u00edho cyklu stavby. Svou koncepc\u00ed v\u011bt\u0161\u00edch byt\u016f s\u00a0balk\u00f3ny je vhodn\u00fd p\u0159edev\u0161\u00edm pro rodiny s\u00a0d\u011btmi. Development je rozd\u011blen\u00fd do n\u011bkolika f\u00e1z\u00ed, z\u00a0nich\u017e prvn\u00ed (tzv. Projekt 1) zahrnuje v\u00fdstavbu 270 m\u011bstsk\u00fdch n\u00e1jemn\u00edch byt\u016f. Tento projekt byl za\u0159azen do evropsk\u00e9ho programu ASCEND, jeho\u017e c\u00edlem je podpora v\u00fdstavby klimaticky neutr\u00e1ln\u00edch a energeticky pozitivn\u00edch urbanistick\u00fdch celk\u016f. P\u0159ipravovan\u00e9 m\u011bstsk\u00e9 n\u00e1jemn\u00ed domy jsou navr\u017eeny v pasivn\u00edm standardu s d\u016frazem na akumula\u010dn\u00ed schopnosti vnit\u0159n\u00edch konstrukc\u00ed a pasivn\u00ed st\u00edn\u011bn\u00ed exteri\u00e9ru. Nov\u00e1 \u010dtvr\u0165 zahrnuje je\u0161t\u011b druhou f\u00e1zi bytov\u00e9 v\u00fdstavby (Projekt 2 se 550 byty), vybudov\u00e1n\u00ed kompletn\u00ed infrastruktury a z\u00e1kladn\u00ed \u0161koly. Bude m\u00edt vlastn\u00ed v\u00edcezdrojov\u00e9 energetick\u00e9 centrum a lok\u00e1ln\u00ed distribu\u010dn\u00ed soustavu. Po\u010d\u00edt\u00e1 se s vyu\u017e\u00edv\u00e1n\u00edm geoterm\u00e1ln\u00ed \u2028a sol\u00e1rn\u00ed energie, s kogenera\u010dn\u00ed plynovou kotelnou a s vlastn\u00edmi akumula\u010dn\u00edmi z\u00e1sobn\u00edky. Pro tento projekt bylo pod\u00e1na \u017e\u00e1dost o komplexn\u00ed zm\u011bnu historicky existuj\u00edc\u00edho \u00fazemn\u00edho rozhodnut\u00ed pro projekt v\u00a0t\u00e9to lokalit\u011b.
