Prahy, p\u0159edlo\u017eila pravideln\u00e9 tr\u017en\u00ed ocen\u011bn\u00ed sv\u00e9ho nemovitostn\u00edho portfolia, do kter\u00e9ho bylo zahrnuto 757.000 m2 m\u011bstsk\u00fdch pozemk\u016f ur\u010den\u00fdch p\u0159edev\u0161\u00edm pro bytovou v\u00fdstavbu. Tr\u017en\u00ed hodnota oce\u0148ovan\u00fdch nemovitost\u00ed byla k\u00a01. srpnu 2024 stanovena renomovanou mezin\u00e1rodn\u00ed poradenskou spole\u010dnost\u00ed Knight Frank na 8.843.000.000 K\u010d. Pravideln\u00e1 tr\u017en\u00ed ocen\u011bn\u00ed, b\u011b\u017en\u00e1 u priv\u00e1tn\u00edch spr\u00e1vc\u016f nemovit\u00e9ho majetku, slou\u017e\u00ed jako podklad pro strategick\u00e1 rozhodnut\u00ed hl. m. Prahy, jak se sv\u00fdm\u00a0majetkem nakl\u00e1dat a jak jej d\u00e1le zhodnocovat. Tr\u017en\u00ed ocen\u011bn\u00ed bude d\u016fle\u017eit\u00fdm podkladem pro jedn\u00e1n\u00ed o struktu\u0159e financov\u00e1n\u00ed realizace a provozu projekt\u016f m\u011bstsk\u00e9ho n\u00e1jemn\u00edho bydlen\u00ed, kter\u00e9 PDS pro hl. m. Prahu p\u0159ipravuje.<\/strong><\/p>\n<p>Historicky prvn\u00ed tr\u017en\u00ed ocen\u011bn\u00ed portfolia pozemk\u016f sv\u011b\u0159en\u00fdch k\u00a0hospoda\u0159en\u00ed provedl m\u011bstsk\u00fd developer v\u00a0roce 2021. Tr\u017en\u00ed hodnota stanoven\u00e1 znalci v\u00a0oboru oce\u0148ov\u00e1n\u00ed byla tehdy poradenskou spole\u010dnost\u00ed Knight Frank stanovena na <strong>2,939<\/strong> <strong>mld. K\u010d<\/strong>. V\u00a0roce 2022 se tr\u017en\u00ed hodnota realitn\u00edho portfolia PDS zv\u00fd\u0161ila na<strong> 4,298 mld.<\/strong> <strong>K\u010d<\/strong> a v\u00a0roce 2023 \u010dinila tr\u017en\u00ed hodnota nemovitost\u00ed, kter\u00e9 byly p\u0159ed\u00e1ny PDS k\u00a0hospoda\u0159en\u00ed, <strong>7,123 mld. K\u010d<\/strong>. K\u00a01. srpnu 2024 stanovili znalci z Knight Frank hodnotu nemovitostn\u00edho portfolia PDS na <strong>8,843 mld. K\u010d<\/strong>.<\/p>\n<p>Ocen\u011bn\u00ed v\u00a0minul\u00e9m roce 2023 bylo ovlivn\u011bno zahrnut\u00edm nemovitost\u00ed a objektu b\u00fdval\u00e9ho Centra Nov\u00e1 Palmovka v\u00a0Praze 8, kter\u00e9 ji\u017e nejsou sou\u010d\u00e1st\u00ed pozemk\u016f p\u0159edan\u00fdch PDS k\u00a0hospoda\u0159en\u00ed. Celkov\u00e1 hodnota srovnateln\u00e9ho portfolia pozemk\u016f v\u00a0roce 2023 byla <strong>5,590 mld. K\u010d<\/strong>, proti roku 2023 do\u0161lo k\u00a0celkov\u00e9mu n\u00e1r\u016fstu hodnoty pozemk\u016f t\u00e9m\u011b\u0159 o <strong>3 mld. K\u010d<\/strong>.<\/p>\n<p>Celkov\u00e1 zm\u011bna hodnoty zcela p\u016fvodn\u00edho portfolia pozemk\u016f &#8211; 10 lokalit, kter\u00e9 byly sou\u010d\u00e1st\u00ed prvn\u00edho tr\u017en\u00edho ocen\u011bn\u00ed v\u00a0roce 2021, a kter\u00e9 jsou dosud sou\u010d\u00e1st\u00ed pozemk\u016f p\u0159edan\u00fdch PDS k\u00a0hospoda\u0159en\u00ed hodnota narostla z\u00a0<strong>2,993 mld. K\u010d<\/strong> v roce 2021 na hodnotu <strong>6,604 mld. K\u010d<\/strong> v roce 2024 tedy o v\u00edce ne\u017e <strong>3,6 mld. K\u010d<\/strong>.<\/p>\n<p>Krom\u011b pr\u016fb\u011b\u017en\u00e9 profesion\u00e1ln\u00ed investorsko-developersk\u00e9 \u010dinnosti PDS stoj\u00ed za pozitivn\u00edm posunem hodnoty pozemk\u016f schv\u00e1len\u00ed kl\u00ed\u010dov\u00fdch zm\u011bn \u00fazemn\u00edho pl\u00e1nu na Nov\u00fdch Dvorech a na Palmovce zastupitelstvem HMP, ke kter\u00e9mu do\u0161lo v\u00a0polovin\u011b leto\u0161n\u00edho roku. Byl tak v\u00fdznamn\u011b zv\u00fd\u0161en rozvojov\u00fd potenci\u00e1l m\u011bstsk\u00fdch pozemk\u016f, a tedy i jejich hodnota.<\/p>\n<p><em>\u201ePDS d\u016fsledn\u011b uplat\u0148uje p\u0159i spr\u00e1v\u011b sv\u011b\u0159en\u00e9ho m\u011bstsk\u00e9ho majetku profesn\u00ed postupy, jak\u00e9 standardn\u011b u\u017e\u00edvaj\u00ed soukrom\u00e9 realitn\u00ed spole\u010dnosti. Pr\u016fb\u011b\u017en\u00fd r\u016fst tr\u017en\u00ed hodnoty portfolia PDS je dan\u00fd roz\u0161\u00ed\u0159en\u00edm po\u010dtu lokalit, profesion\u00e1ln\u00ed developerskou p\u0159\u00edpravou jednotliv\u00fdch projekt\u016f PDS a v\u00fdznamn\u00fdmi posuny v\u00a0p\u0159\u00edprav\u011b velk\u00fdch rozvojov\u00fdch \u00fazem\u00ed. Tedy zejm\u00e9na schv\u00e1len\u00edm zm\u011bn \u00fazemn\u00edho pl\u00e1nu na Nov\u00fdch Dvorech a Palmovce, kter\u00e9 umo\u017en\u00ed nav\u00fd\u0161en\u00ed kapacit a odpov\u00eddaj\u00edc\u00ed vyu\u017eit\u00ed potenci\u00e1lu tam\u011bj\u0161\u00edch m\u011bstsk\u00fdch pozemk\u016f. Tr\u017en\u00ed ocen\u011bn\u00ed je nezbytn\u00fd podklad pro \u0159e\u0161en\u00ed financov\u00e1n\u00ed projekt\u016f m\u011bstsk\u00e9ho n\u00e1jemn\u00edho bydlen\u00ed,\u201c<\/em> \u0159\u00edk\u00e1 <strong>Petr Hlav\u00e1\u010dek<\/strong>, n\u00e1m\u011bstek prim\u00e1tora hl. m. Prahy pro \u00fazemn\u00ed rozvoj.<\/p>\n<p><em>\u201ePravideln\u00e9 tr\u017en\u00ed ocen\u011bn\u00ed, kter\u00e9 ukazuje aktu\u00e1ln\u00ed nikoliv \u00fa\u010detn\u00ed hodnotu m\u011bstsk\u00fdch pozemk\u016f, pom\u00e1h\u00e1 ke zm\u011bn\u011b vn\u00edm\u00e1n\u00ed hodnoty ve\u0159ejn\u00fdch nemovitostn\u00edch aktiv a je z\u00e1kladem pro strategick\u00e9 rozhodov\u00e1n\u00ed m\u011bsta o p\u0159ipravovan\u00fdch investi\u010dn\u00edch projektech a o optim\u00e1ln\u00ed struktu\u0159e jejich financov\u00e1n\u00ed. Proaktivn\u00ed \u010dinnost\u00ed PDS do\u0161lo k\u00a0v\u00fdznamn\u00e9mu nav\u00fd\u0161en\u00ed tr\u017en\u00ed hodnoty portfolia pozemk\u016f v\u00a0majetku HMP spravovan\u00fdch PDS nad r\u00e1mec \u201eorganick\u00e9ho\u201c zvy\u0161ov\u00e1n\u00ed jejich tr\u017en\u00ed hodnoty. T\u011b\u0161\u00ed m\u011b zejm\u00e9na v\u00fdznamn\u00fd n\u00e1r\u016fst tr\u017en\u00edch hodnot v\u00a0kl\u00ed\u010dov\u00fdch lokalit\u00e1ch na Palmovce a Nov\u00fdch Dvorech. Jde o v\u00fdsledek koordinovan\u00e9ho proaktivn\u00edho syst\u00e9mu rozvoje hlavn\u00edho m\u011bsta v\u00a0r\u00e1mci Magistr\u00e1tu hl. m. Prahy, jeho\u017e je PDS d\u016fle\u017eitou sou\u010d\u00e1st\u00ed. Zv\u00fd\u0161en\u00ed tr\u017en\u00edch hodnot spo\u010d\u00edv\u00e1 p\u0159edev\u0161\u00edm v\u00a0tom, \u017ee v mnoha lokalit\u00e1ch je \u0159\u00e1dn\u011b vyu\u017e\u00edv\u00e1n anebo zvy\u0161ov\u00e1n jejich potenci\u00e1l z\u00a0hlediska ekonomick\u00e9ho, soci\u00e1ln\u00edho \u2028a environment\u00e1ln\u00edho,\u201c<\/em> dod\u00e1v\u00e1 <strong>Petr Urb\u00e1nek<\/strong>, \u0159editel PDS.<\/p>\n<p><em>\u201eJak dokl\u00e1d\u00e1 p\u0159edlo\u017een\u00e9 tr\u017en\u00ed ocen\u011bn\u00ed, aktivity PDS jednozna\u010dn\u011b zvy\u0161uj\u00ed hodnotu m\u011bstsk\u00e9ho majetku. Jsem r\u00e1d, \u017ee jsme se v Rad\u011b hl. m. Prahy odklonili od \u00favah o prodeji m\u011bstsk\u00fdch pozemk\u016f jako jedin\u00e9 form\u011b jejich zhodnocen\u00ed pro m\u011bstskou pokladnu a vydali se cestou aktivn\u00edho p\u0159\u00edstupu ke spr\u00e1v\u011b m\u011bstsk\u00fdch nemovitost\u00ed.
