V\u00a0t\u00e9to prvn\u00ed f\u00e1zi developmentu (Doln\u00ed Po\u010dernice &#8211; Projekt 1) vznikne 269 m\u011bstsk\u00fdch n\u00e1jemn\u00edch byt\u016f. V\u00a0cel\u00e9 lokalit\u011b Doln\u00edch Po\u010dernic po\u010d\u00edt\u00e1 s v\u00fdstavbou minim\u00e1ln\u011b 800 byt\u016f, \u0161koly a \u0161kolky a jedn\u00e1 se tak o jeden z nejv\u011bt\u0161\u00edch projekt\u016f dostupn\u00e9ho m\u011bstsk\u00e9ho n\u00e1jemn\u00edho bydlen\u00ed, kter\u00e9 PDS pro hlavn\u00ed m\u011bsto Prahu p\u0159ipravuje. <\/strong><\/p>\n<p><em>\u201e\u00dazemn\u00ed rozhodnut\u00ed pro prvn\u00ed etapu v Doln\u00edch Po\u010dernic\u00edch je v\u00fdznamn\u00fdm krokem k\u00a0vyu\u017eit\u00ed potenci\u00e1lu jednoho z nejv\u011bt\u0161\u00edch rozvojov\u00fdch \u00fazem\u00ed hlavn\u00edho m\u011bsta pro v\u00fdstavbu dostupn\u00e9ho bydlen\u00ed. Je to v\u00fdsledek n\u011bkolikalet\u00e9 velmi d\u011bln\u00e9 spolupr\u00e1ce mezi hlavn\u00edm m\u011bstem a m\u011bstskou \u010d\u00e1st\u00ed Praha Doln\u00ed Po\u010dernice, a\u0165 u\u017e p\u0159i \u0159e\u0161en\u00ed slo\u017eit\u00fdch majetkopr\u00e1vn\u00edch vztah\u016f, nebo p\u0159i p\u0159\u00edprav\u011b nov\u00e9 z\u00e1kladn\u00ed \u0161koly, kter\u00e1 je pro rozvoj cel\u00e9 \u010dtvrti nezbytn\u00e1. O pl\u00e1novan\u00fdch investic\u00edch m\u011bsta byla tak\u00e9 informov\u00e1na m\u00edstn\u00ed ve\u0159ejnost a t\u011b\u0161\u00ed m\u011b, \u017ee proti projektu nebyla pod\u00e1na \u017e\u00e1dn\u00e1 odvol\u00e1n\u00ed. Chystan\u00e1 v\u00fdstavba v\u00a0Doln\u00edch Po\u010dernic\u00edch je p\u0159\u00edkladem toho, jak m\u00e1 m\u011bsto svoje strategick\u00e9 investice p\u0159ipravovat,\u201c<\/em> \u0159\u00edk\u00e1 <strong>Petr Hlav\u00e1\u010dek<\/strong>, n\u00e1m\u011bstek prim\u00e1tora hl. m. Prahy pro \u00fazemn\u00ed a strategick\u00fd rozvoj.<\/p>\n<p><strong>Pravomocn\u00e9 \u00fazemn\u00ed rozhodnut\u00ed pro Doln\u00ed Po\u010dernice Projekt 1<\/strong><\/p>\n<p>\u00dazemn\u00ed rozhodnut\u00ed pro v\u00fdstavbu ozna\u010denou jako Doln\u00ed Po\u010dernice \u2013 Projekt 1 v pr\u00e1vn\u00ed moci potvrzuje soulad z\u00e1m\u011bru s \u00fazemn\u00edm pl\u00e1nem i s obecn\u00fdmi po\u017eadavky na vyu\u017e\u00edv\u00e1n\u00ed \u00fazem\u00ed t\u00e9to \u010d\u00e1sti Doln\u00edch Po\u010dernice a uzav\u00edr\u00e1 kl\u00ed\u010dovou \u010d\u00e1st p\u0159\u00edpravn\u00e9 f\u00e1ze prvn\u00edho stavebn\u00edho celku. Dokumentaci pro \u00fazemn\u00ed \u0159\u00edzen\u00ed vypracovala spole\u010dnost LOXIA. \u017d\u00e1dost o vyd\u00e1n\u00ed \u00fazemn\u00edho rozhodnut\u00ed PDS podala v \u010dervnu 2024 v souladu s tehdy (dosud) platn\u00fdm \u00fazemn\u00edm pl\u00e1nem. V dal\u0161\u00edch f\u00e1z\u00edch p\u0159\u00edprav a schvalov\u00e1n\u00ed se bude postupovat podle Metropolitn\u00edho pl\u00e1nu.<\/p>\n<p>V\u00a0r\u00e1mci projektu Doln\u00ed Po\u010dernic Projekt 1 vznikne 269 bytov\u00fdch jednotek v n\u00edzkopodla\u017en\u00edch bytov\u00fdch domech o 2 a\u017e 3 nadzemn\u00edch podla\u017e\u00edch. Pod\u00e9l ru\u0161n\u00e9 ulice \u010ceskobrodsk\u00e1 jsou navr\u017eeny bari\u00e9rov\u00e9 polyfunk\u010dn\u00ed domy o 2 a\u017e 5 podla\u017e\u00edch, kter\u00e9 budou are\u00e1l akusticky a vizu\u00e1ln\u011b chr\u00e1nit a z\u00e1rove\u0148 v p\u0159\u00edzem\u00ed nab\u00eddnou komer\u010dn\u00ed prostory a slu\u017eby p\u0159\u00edstupn\u00e9 z obou stran. Sou\u010d\u00e1st\u00ed z\u00e1m\u011bru je tak\u00e9 adekv\u00e1tn\u00ed \u0159e\u0161en\u00ed parkov\u00e1n\u00ed v podzemn\u00edch gar\u00e1\u017e\u00edch a venkovn\u00edch parkovac\u00edch st\u00e1n\u00ed.<\/p>\n<p><strong>Zahradn\u00ed m\u011bsto s d\u016frazem na kvalitu prost\u0159ed\u00ed<\/strong><\/p>\n<p>Projekt navazuje na urbanistick\u00fd koncept zahradn\u00edho m\u011bsta, kter\u00fd PDS pro Doln\u00ed Po\u010dernice p\u0159ipravuje. N\u00edzkopodla\u017en\u00ed z\u00e1stavba je seskupena do blok\u016f s vnitrobloky, kter\u00e9 kombinuj\u00ed zele\u0148, tzv. mlatov\u00e9 cesty a parkovac\u00ed dvory s vegeta\u010dn\u00ed dla\u017ebou. Sou\u010d\u00e1st\u00ed projektu jsou tak\u00e9 dva parky: Park A s d\u011btsk\u00fdmi h\u0159i\u0161ti a travnat\u00fdmi plochami a Park B pod\u00e9l ulice \u010ceskobrodsk\u00e1 s ter\u00e9nn\u00edmi \u00fapravami a s v\u00fdsadbou d\u0159evin. Celkem projekt zahrnuje v\u00fdsadbu t\u00e9m\u011b\u0159 300 nov\u00fdch strom\u016f.<\/p>\n<p>Nakl\u00e1d\u00e1n\u00ed s de\u0161\u0165ov\u00fdmi vodami \u0159e\u0161\u00ed soustava reten\u010dn\u00edch n\u00e1dr\u017e\u00ed a p\u0159\u00edrodn\u00ed jez\u00edrka s regulovan\u00fdm odtokem. Centr\u00e1ln\u00ed zdroj tepla pro cel\u00fd are\u00e1l bude kombinovat v\u00edce technologi\u00ed, na st\u0159e\u0161e jednoho z objekt\u016f bude instalov\u00e1na fotovoltaick\u00e1 elektr\u00e1rna. Projekt po\u010d\u00edt\u00e1 se s v\u00fdstavbou silnice Nov\u00e1 \u00dapick\u00e1, kter\u00e1 propoj\u00ed ulice \u010ceskobrodsk\u00e1 a U Kone\u010dn\u00e9 a kter\u00e1 zajist\u00ed i p\u0159\u00edstup k nov\u00e9mu obrati\u0161ti m\u011bstsk\u00e9 hromadn\u00e9 dopravy.<\/p>\n<p><strong>Doln\u00ed Po\u010dernice: nov\u00e1 \u010dtvr\u0165 pro Prahu<\/strong><\/p>\n<p>Projekt 1 je prvn\u00ed ze \u010dty\u0159 projektov\u00fdch \u010d\u00e1st\u00ed, kter\u00e9 PDS v Doln\u00edch Po\u010dernic\u00edch p\u0159ipravuje. Celkem zde v horizontu 10 a\u017e 12 let vznikne minim\u00e1ln\u011b 800 n\u00e1jemn\u00edch bytov\u00fdch jednotek dopln\u011bn\u00fdch \u0161kolou se sportovn\u00edm are\u00e1lem, ve\u0159ejnou vybavenost\u00ed a kvalitn\u00edm ve\u0159ejn\u00fdm prostorem. Pozemky v Doln\u00edch Po\u010dernic\u00edch o celkov\u00e9 rozloze 18,5 hektaru pat\u0159\u00ed k nejv\u011bt\u0161\u00edm rozvojov\u00fdm \u00fazem\u00edm hlavn\u00edho m\u011bsta ur\u010den\u00fdm pro reziden\u010dn\u00ed v\u00fdstavbu.<\/p>\n<p><em>\u201e\u00dazemn\u00ed rozhodnut\u00ed pro Projekt 1 je pro n\u00e1s d\u016fle\u017eit\u00fdm potvrzen\u00edm toho, \u017ee p\u0159\u00edprava tam\u011bj\u0161\u00edho m\u011bstsk\u00e9ho developmentu jde spr\u00e1vn\u00fdm sm\u011brem. V\u00a0souvislosti s\u00a0t\u00edmto projektem mus\u00edme tak\u00e9 ocenit dlouhodobou spolupr\u00e1ci a koordinaci s\u00a0veden\u00edm m\u011bstsk\u00e9 \u010d\u00e1sti Doln\u00ed Po\u010dernice a s panem starostou Zby\u0148kem Richterem. \u00a0Z\u00e1rove\u0148 mysl\u00edme dop\u0159edu: od roku 2025 se PDS zab\u00fdv\u00e1 tak\u00e9 navazuj\u00edc\u00edm \u00fazem\u00edm severn\u011b od \u0160t\u011brboholsk\u00e9 radi\u00e1ly, kter\u00e9 se nach\u00e1z\u00ed v\u00a0katastru Doln\u00edch Po\u010dernic a Dub\u010de. Pl\u00e1nujeme synergie obou lokalit z hlediska ve\u0159ejn\u00e9 vybavenosti, dopravn\u00ed infrastruktury i kapacit ve\u0159ejn\u00e9 dopravy. Doln\u00ed Po\u010dernice a Dube\u010d \u2013 sever maj\u00ed spole\u010dn\u011b v\u00fdznamn\u00fd potenci\u00e1l pro rozvoj m\u011bstsk\u00e9ho dostupn\u00e9ho bydlen\u00ed v\u00a0hlavn\u00edm m\u011bst\u011b,&#8221;<\/em> \u0159\u00edk\u00e1 <strong>Petr Urb\u00e1nek<\/strong>, \u0159editel PDS.<\/p>\n[\/vc_column_text][\/vc_column][\/vc_row][vc_row type=&#8221;in_container&#8221;
